One of the oldest neighborhoods in West Sedona. Located north of Hwy 89A. Main access via Coffee Pot Road. Many smaller homes on lots that are 6 – 8000 SF in size. A couple of areas have larger, ¼ acre lots, some with newer homes. Great area for beginner homes or investment properties.

A number of subdivisions that are zoned for manufactured homes. Located north of 89A, between Andante and Harmony Drive.

One of the older areas of Sedona, there are a few streets with stick-built homes.

On south side of 89A, this area may have a home or two under $300,000, and is best described as eclectic. Some very nice newer or remodeled homes.

Affordable/Moderate

Older subdivision in West Sedona, just north of 89A and west of Dry Creek Road. Mostly larger home sites, starting at about half an acre to 1 ½ acre. Some lots with excellent views. Plenty of mature vegetation, and many homes are in very private settings. To our knowledge, no subdivision restrictions in place.

Established, moderately priced subdivision in West Sedona, between Shelby Drive and Stutz Bearcat, south of 89A. Many homes in a variety of styles. Easy access to shopping, restaurants, etc. Some homes have outstanding views and are generally on .2 to .25 acre lots. A number of newer, southwest style homes have gone up in the past few years.

Nice, moderately priced neighborhood in West Sedona, south of 89A, at the foot of Airport Mesa. Ranch style homes, with Santa Fe and Spanish styles intermixed. Many homes have excellent views, particularly those on Sierra Rd. and Panorama Blvd.

A number of subdivisions in the Big Park area are part of this association, also known as VOCA. Most of them are located along the Oak Creek Country Club golf course, a Robert Trent Jones design, operated by VOCA. Several subdivisions are on the east side of Hwy 179, including Cathedral View mentioned else where. Owning property in one of these neighborhoods allows you to play golf for reduced fees and use of the club house and tennis courts. Home values vary considerably, depending on the subdivision they are in. Those fronting the golf course, or backing to Forest Lands command premium prices.

Located in Big Park area, and belongs to the Village of Oak Creek Association. Most lots are ¼ to 1/3 acre. Wide range of homes, from Ranch to modern Santa Fe style. Most homes have red rock views, some with really great ones. One of the few areas in VOC hooked up to sewer.

Fairly new subdivision, along Rodeo Drive, behind the Safeway shopping center. Started in the mid 1990’s, homes are all newer, and in either the Spanish or Santa Fe/Pueblo style. This subdivision utilizes the building envelope concept.

Newer subdivision, developed in the mid 1990’s, and located east of Hwy 179, across from Back o’ Beyond. Approximately quarter acre lots, mostly newer homes in Santa Fe style. Great neighborhood with views of Cathedral Rock as well as the Chapel area formation.

Two nice West Sedona neighborhoods, north of 89A, with rolling hills. Close to the West Sedona elementary school, and the Posse Grounds recreational area, access is from Posse Grounds Road or Mountain Shadows. Many homes with Spanish/Mediterranean look, intermingled with ranch or contemporary styles. A number of homes have excellent red rock views.

Very nice neighborhoods with lots of newer homes, located between Oak Creek Country Club and Sedona Golf Resort. Not a part of the Village of Oak Creek Association.

Great West Sedona neighborhood with outstanding views of Capital Butte, Coffee Pot Rock, and more. Many newer homes in the Spanish or Santa Fe styles, along with a few older ranch style homes. This neighborhood is located just west of Airport Road, and south of 89A, at the foot of Airport Mesa, convenient to many restaurants and services.

Located about 4 – 5 miles east of Hwy 179, at the end of Jacks Canyon Road. Secluded area, away from the Tourist hustle and bustle, in a rural setting. The neighborhood is surrounded by Forest Service land. Many different styles of homes have been built over the years, but lately the Santa Fe or Pueblo style is popular, as it is in the rest of Sedona.

Located south of Hwy 89A, this is the first subdivision west of the famous “Y”. Well-maintained neighborhood, with many older Ranch style homes amongst Spanish and Santa Fe styles. Some terrific hillside and hilltop home sites with awesome views. Like in many other neighborhoods, CC & R’s are enforced.

Moderately priced subdivision, with a variety of homes and styles. Has many older homes with character, built in the 60’s and 70’s. Most lot sizes are about ¼ acre, and many provide excellent views. There are a number of recent vintage Spanish and Santa Fe styles sprinkled throughout. Main access road is Mountain Shadows Drive.

Western Hills, the larger of the two, is located north of Sanborn Drive (Thunder Mountain Road), and consists mainly of ¼ to 1/3 acre lots. Most homes were built 1988 or later. Great views of Capital Butte and Coffee Pot. Cedar Ridge is just south of Western Hills, much smaller, but has lots more vegetation to give that sense of privacy.

Both areas are priced in the mid-range. Good West Sedona location, close to shopping, etc.

Yes, that’s really the name for this area west of Hwy 179, adjacent to the Radisson Poco Diablo Resort. Older, established neighborhood, with mature vegetation, and a variety of home styles. Some homes situated along Oak Creek, as well as on “Doodlebug Island”, accessible by a low-water crossing. Home of the old Doodlebug Ranch.

Gated community in the hills in West Sedona, south of Hwy 89A, and across the street from the Emergency Hospital. Approximately 150 homesites, most between .45 and 1 acre in size, with a few exceptions that are larger.

Variety of homestyles, with a number of ranch style homes in phase I, and a predominantly Spanish/Mediterranean or Santa Fe style look. Foothills South is also the home of the Sedona Racquet Club. A number of homes border on Forest Service land.

Located in West Sedona, north of Hwy 89A, on Bristlecone Pines Road, for those that prefer a somewhat larger homesite. Lot sizes in Las Lomas are around 8/10 to 1 acre, while most of Quail Run has 2.5+ acre parcels.

Most newer homes are Spanish or Santa Fe style, with a sprinkle of ranch, contemporary, and even a Tudor style. While the larger parcels in Quail Run are zoned for horses, only 1 or 2 owners in fact do have horses on their properties.
